Property Subdivision
Property subdivision is the division of any lot, tract, or parcel of land into two or more lots or sites for the purpose of transferring ownership or development, whether immediate or future, including the re-subdivision of land for which a plat has been filed and recorded. Subdivision is regulated by the Texas Local Government Code and Bastrop County Subdivision Regulations.
 
The Bastrop County Planning and Platting Department reviews proposed land divisions to ensure compliance with state law and local regulations, protect the health safety and welfare of our citizens, and to enhance property values and quality of life.

All Plat Applicants, outside of Amending Plat Applicants, are encouraged to schedule a Pre-Development Meeting with County staff. Meetings are offered as a free service to assist applicants in learning more about the application process and help answer general questions. Within the limits of an incorporated city, the municipality is responsible for the regulation of subdivision. Authority for regulation of platting in an Extra-territorial Jurisdiction (ETJ) is prescribed by local agreement. The Subdivision Review and LPHCP Boundaries Map can be used to identify the local government agency responsible for regulating land division within Bastrop County.

Plat Related Documents

*Following the passage of S.B. 2440 in the 88th Legislature, all plat applications for which the intended source of water supply is groundwater must have attached to it a statement prepared by a licensed engineer or geoscientist which certifies adequate groundwater is available for the subdivision.
